As long as the numbers make sense and a joint venture is established, TL Leader Lending can offer 100% funding for purchase, rehab, and closing costs up to 70% of the ARV. Whether you’re a new or experienced investor, we have various funding solutions available for nonowner occupied real estate investments.

Proof Of Funds

A Proof of Funds (POF) letter is a document that verifies the entity has the financial capacity to complete a transaction, typically in real estate or other investment deals. It’s commonly required by sellers or lenders to confirm that the buyer has enough liquid assets available to follow through on a purchase or investment.

No Credit? No Problem!

TL Leader Lending does not have any minimum credit score requirements. The property is used to back the loan and ultimately qualifies you for the approval you are looking for. Regardless of your credit score, we have funding solutions available for all.

Quick Closings

TL Leader Lending Loan Officers are committed to closing all loans in an expedient manner. It takes about 14 days to close after we receive all required documentation but receiving all documentation can take three to four weeks. Aim for 30 days whenever you can.

This complete property valuation is possibly the closest you can get to a true property appraisal without the hefty price tag. We take the guesswork out of those tricky situations where you are not sure enough about a potential investment property. This service is available for about 95% of all residential investment properties nationwide.

Debt Stack Reports

A Debt Stack Report is a detailed document that outlines the total amount of debt secured against a property. It provides a breakdown of all the loans, liens, and any other financial obligations tied to the property, from the primary mortgage to any secondary financing, such as mezzanine debt, bridge loans, or equity financing. Essentially, it’s a snapshot of the “stack” or layers of debt on the property.
